The town itself has undergone significant redevelopment over the past decade. A new downtown core with restaurants, a waterfront amphitheater, and pedestrian-friendly streets has transformed Dillon from a pass-through stop into a destination in its own right.

- Dillon Reservoir: Colorado's highest deep-water sailing lake at over 9,000 feet elevation. The reservoir stretches across 3,300 surface acres with 26 miles of shoreline.
- Marina Access: The Dillon Marina offers seasonal boat slips, pontoon and sailboat rentals, and sailing lessons. Slip holders can store boats on the water from late May through mid-October.
- Affordability: Consistently one of the most affordable options in Summit County, with entry-level condos priced well below those in Breckenridge or Frisco.
- Convenience: Home to the Summit County Commons shopping area with Target, Whole Foods, liquor stores, and medical offices. Most daily errands can be handled without leaving town.

Dillon Neighborhoods
Dillon's neighborhoods range from budget-friendly condo complexes to upscale golf-course communities, giving buyers options at nearly every price point.
- Dillon Valley: Large condo complex east of town with some of Summit County's most affordable units. Popular with first-time mountain buyers and investors. Units here often come with access to a clubhouse, pool, and hot tubs. The tradeoff is that the complex is older and some buildings need updating.
- Downtown Dillon: The redeveloped town center with newer condos and townhomes within walking distance to restaurants, the amphitheater, and the reservoir shoreline. This area has seen the most new construction in recent years.
- Corinthian Hills: Upscale single-family homes perched above the lake with sweeping views of the reservoir and the Gore Range. Lots are larger here, and homes tend to be custom-built.
- Ptarmigan: A golf-course community on the south side of town with elegant homes, a private club, and manicured grounds. Properties here attract buyers looking for a quieter, resort-adjacent lifestyle.
Property Market and Pricing
Dillon offers Summit County's widest price range, which is one reason the town appeals to such a broad set of buyers.
- Entry-level condos: Starting under $300K in Dillon Valley. These one-bedroom units work well as starter mountain homes or rental investments.
- Mid-range townhomes and condos: $400K to $700K in newer complexes and downtown developments. Two- and three-bedroom layouts with modern finishes.
- Single-family homes: $600K to $2M+ depending on location, views, and lot size. Corinthian Hills and areas near the reservoir command the highest prices.
- Luxury and golf-course properties: $1.5M and up in Ptarmigan and select waterfront locations.

Year-Round Recreation
Skiing at Keystone and Arapahoe Basin is 15 to 20 minutes from most Dillon neighborhoods. Copper Mountain and Breckenridge are both under 25 minutes. But Dillon really comes alive in the summer months. The reservoir draws sailors from across the state for weekend regattas, and fishing for brown and rainbow trout is productive from shore or by boat. Stand-up paddleboarding has become hugely popular, with calm morning water ideal for beginners.
The Dillon Amphitheater, built into the hillside overlooking the lake, hosts free concerts and community events throughout the summer. The town also connects to the Summit County recpath system, a paved trail network that runs from Vail Pass to Breckenridge. Cyclists and joggers use these trails daily from May through October.
